GETTING STARTED

You submit the quote form or call us. We follow up within one business day to understand what you’re thinking about. If it sounds like a fit, we schedule a site visit — free, in your home. You get a detailed written proposal within a few business days. Once you sign and we have a start date, we handle permits, materials, scheduling, and daily work until the job is done.

No. Initial consultations and standard written proposals are free. If a project requires detailed drawings or structural engineering just to quote accurately (uncommon on standard remodels), we’d discuss that with you first.

Depends on scope. A bathroom remodel typically runs 3-6 weeks. A kitchen 6-12 weeks. An ADU 4-6 months. Additions depend on size. We give you a realistic start-to-finish timeline in the written proposal and update you if anything shifts.

COST AND PAYMENT

Every project is quoted in writing with a scope of work, line-item cost breakdown (materials, labor, delivery, overhead), and total. No vague estimates. California law caps down payments on home improvement contracts at 10% or $1,000, whichever is less — we structure payments against project milestones from there.

We focus on projects $30k and up. Smaller work isn’t where we specialize — we’re happy to refer you to someone who does.

We don’t finance directly, but we work with homeowners using home equity loans, HELOCs, and construction financing. Happy to connect you with trusted lenders if that’s useful.

LICENSING AND INSURANCE

Yes. California State Contractors License #1138639. We're bonded and carry General Liability insurance, and we can send you a copy of our current certificate before any work starts.

Yes. We pull all required permits under our contractor's license (CSLB #1138639), so responsibility for the work stays with us. You're listed on the permit as the property owner. We coordinate inspections with San Diego DSD and your local jurisdiction, so you never deal with the city directly.

PROJECT MANAGEMENT

Your day-to-day point of contact is a member of the Craftsman Pacific team. On larger projects, a lead carpenter may coordinate the daily work. We’ll make sure you know who is overseeing your project and how to reach your representative.

Expect regular updates as we hit each phase — photos as we go, progress against the schedule, and a heads up before anything shifts. If something doesn’t look right, tell us. We’d rather hear about it on day 10 than day 60.

Usually, yes. We’ll walk through what access, dust containment, and daily disruption look like based on the scope. For kitchen remodels we help plan a temporary kitchen setup. If a job genuinely requires moving out, we tell you upfront.

DESIGN AND SELECTIONS

Not for most remodels. For additions, ADUs, or structural changes (removing walls, moving plumbing/electrical significantly), yes. We can bring our architect partner into the project, or work with yours if you’ve already got one.

Yes. We’ll point you toward vendors we trust for cabinets, countertops, tile, and fixtures. For higher-end selections we can connect you with designers in our network. For most projects, we can walk you through the key decisions in the early planning phase.

SCOPE AND SERVICES

We handle framing, finish carpentry, and project oversight in-house. Electrical, plumbing, HVAC, and specialty trades (tile setters, roofers, etc.) go to licensed subs we’ve worked with for years. Everyone on your project has been vetted by us.

We focus on residential remodels and ADUs. For commercial projects we’d refer you to someone whose specialty that is.

All of San Diego County. Downtown, La Jolla, PB, OB, Point Loma, Coronado, Hillcrest, North Park, Mission Hills, Chula Vista, El Cajon, Carlsbad, Encinitas, Oceanside — if you’re in the county, we’ll come look.

CHANGES AND SURPRISES

Change orders happen on almost every job. We write them up with the added scope, cost, and schedule impact, and work doesn’t move forward on the changed scope until you sign. No surprise bills.

Sometimes a remodel opens up something unexpected — dry rot, old plumbing, non-code wiring. We stop, show you what we found, give you options and pricing, and don’t proceed on the unplanned work until you decide. Our written proposals also list common exclusions upfront so you know what we assume isn’t included.

WARRANTY

Yes. We warranty cosmetic work for 4 years and structural work for 7 years after completion. Manufacturer warranties on materials (cabinets, appliances, fixtures) pass through to you, and we help you register everything at closeout. Separate from our warranty, California law gives homeowners up to 4 years after substantial completion to bring a claim for defects that are visible on inspection, and up to 10 years for hidden defects (Code of Civil Procedure §§ 337.1 and 337.15).

ADU AND JADU

In most San Diego residential lots, yes — California state law has made ADUs much easier to permit in recent years. There are different categories (detached, attached, garage conversions, JADUs) with different rules. We walk you through what’s possible on your specific lot during the site visit.

Varies by size, finish level, and site conditions. A simple 400-600 sqft detached unit on a flat lot typically runs $200-$350k; larger or more complex builds go higher. We’ll give you a real number after seeing the site.

An ADU (Accessory Dwelling Unit) is a full independent unit with its own kitchen, bathroom, and entrance — up to 1,200 sqft, can be detached. A JADU (Junior ADU) is up to 500 sqft, built within the existing home, shares a wall with the primary unit, and may share a bathroom. Different cost, different timeline, different rental rules. Happy to explain more during a consultation.
